A loft conversion puts new demands on the roof above it. What the structure needs to carry, what changes at the eaves, and what to sort before design starts.
Loft conversions are popular across Medway, particularly in Strood, Chatham and the larger semis in Gillingham. But a conversion changes how the roof performs — and most problems we see after one start with something nobody checked beforehand.
The Roof Has To Carry More
A loft conversion adds floor structure, plasterboard, insulation, sometimes a bathroom and all the associated weight. The roof above needs to accommodate that, and on older properties the rafters and purlins may not be up to it. This needs checking by a structural engineer, not assumed.
Ventilation Becomes Critical
Converting a cold loft into a warm room changes the ventilation equation entirely. The roof space that used to breathe freely is now sealed and heated. Without proper ventilation, you get condensation, then damp, then rot in the structure. On period roofs in Rochester and Chatham, where the original was designed to breathe through every gap, this needs deliberate planning.
Roof Windows And Dormers Change The Roof
Roof lights and dormers mean cutting into the covering. Every opening needs proper flashing and head-and-sill detailing — done badly, these leak, and fixing them later means opening the new work. This is where care upfront saves money.
What To Sort First
- Have the roof inspected before design work — if it needs replacing, that's better known before rather than after
- Confirm the structure can take the load, with a structural engineer
- Plan ventilation as part of the design, not as an afterthought
- Check the current roof's material and condition, especially if it's slate or clay and needs matching
- Speak to us about flashing and roof light detailing alongside your builder
The Expensive Mistake
The common and costly one is converting a loft and leaving the original roof covering in place, only to find it fails two years later — at which point scaffolding, coverings and the hassle are much greater than if it had been addressed beforehand.
