How Much Does A Roof Repair Cost In Medway?

5 min read

What a slipped tile, a leak, flashing or storm damage actually costs to put right in Medway — and the honest answer on when a repair stops being worth it.

Roof repairs start from as low as £100, and most Medway jobs we attend are small — a slipped tile, a failed flashing, a cracked slate. The reason nobody will give you a price over the phone is that the same symptom can be a ten-minute fix or the first sign the whole covering has gone.

Our Starting Prices

  • Slipped or broken tile — from as low as £100
  • Replacing a small run of tiles — typically a short half-day job
  • Lead flashing repair or renewal around a chimney — priced on access and the amount of lead
  • Ridge tile repointing — priced per metre of ridge
  • Gutter and downpipe repair — from as low as £100
  • Storm damage and emergency callout — quoted on what we find, with temporary cover included in the same job

What Moves The Price

  • Access — this is the big one. Work over a conservatory, a rear extension or a narrow terrace with no side access often needs a tower or scaffold, and that costs more than the repair itself
  • Height and pitch — a steep three-storey roof is slower and riskier than a bungalow
  • What's underneath — you cannot see rotten battens or perished felt until tiles come up
  • Materials — matching old Kent peg tiles or natural slate costs more than modern concrete
  • How long it's been leaking — a leak caught early is a repair; one that's been running for months is often a repair plus ceiling damage

When A Repair Stops Being Worth It

A good rule of thumb: if the roof is under 25 years old and the problem is localised, repair it. If you're patching the same roof every year, if tiles are failing across a whole elevation, or if the felt has perished, patching is money you'll spend again next winter. We'd rather tell you that honestly than take the repair.

What To Avoid

Be wary of anyone who quotes a firm price for a roof repair before looking at it, or who knocks on your door after a storm offering to fix loose tiles. A proper repair is quoted after someone has been up and looked — and the price is fixed and in writing before work starts.
